The Site measures approximately 8.48 hectares and is located at the junction of Lilbourne Road and Hillmorton Lane, immediately adjoining the eastern edge of Clifton upon Dunsmore.

The Site benefits from good access to local services and amenities, including Clifton upon Dunsmore's primary school, local shops, and community facilities, and is well connected to Rugby and beyond by bus, road and rail. The site is not within the Green Belt and lies in Flood Zone 1, meaning it is at the lowest risk of flooding.

Access to the Site is proposed to be from Lilbourne Road via a new priority-controlled junction. The proposed access has been designed to meet highway safety standards, ensuring safe and suitable entry and exit.
